    Having wealth through home equity never really made any sense to me because you need the next generation to have higher incomes to pay for those homes. Instead we have a relatively poorer next generation who just have to spend a much higher portion of their lower incomes.

    This is such a big mistake. I'm a loan officer and there are so many people struggling right now and the only life line they have is pulling cash out of their homes equity. Now with the higher rates they don't qualify.

    The “tool” was wrongly used for the past decade plus keeping rates far lower than historical averages on top of qualitative easing! Throw in the fact that the fed is the mechanism that allows the government to debt spend and our government ran away with debt spending since GWB and here we are. I pointed all this out to you two on your first inflation video back in March if 2021 I believe and you two still don’t get it!!! When are you going to discover what 5% rate means for government spending and how much will go towards just servicing the debt. The pain is going to get far worse! This is the hangover after the biggest monetary bubble ever created.

    Rent prices increasing can be a result of interest rates going up. If the owner of the property had an adjustable interest rate then the fed hiking rates will result in the owner paying more, thus having to raise rent to afford the mortgage.

    There are more housing unit under construction right now than ever before in history, with multi-family starts still going strong. When these are all completed at the same time, it will affect rent prices. Why is this never brought up?

    I don’t think anyone should be punished for owning multiple homes, landlords take on risk buying a home and they should be rewarded. Someone mentioned below about giving first time home buyers a 1% loan, I think that is a good idea but it may cause a supply constraint, I don’t believe people will sell a house when the time comes, the cheap rate will cause many of the people to keep the home. This isn’t a easy issue to solve. I think the best thing to do is to restrict funds from buying single family homes

    I saw this coming over 18 months ago and it’s why I locked my rate 7 months in advance and got a new construction home under contract in May 2021. Very happy with my decision. Good luck all.

    The fed should raise the interest to 7% all those 660K house will come back to 330K just keep it there for a few years. Housing is on sugar high it needs crashed down to earth. I am pretty sure the economist at the fed knows that.
